There are essentially three types of property deals:

Negative Gearing – the loss from holding an investment property provides a tax deduction against an individuals income. This is traditionally for higher income earners and rely’s on strong capital growth to out way the holding costs over time.

Manufactured Growth – where value is added to the property and an immediate uplift in value is achieved and thus does not rely on capital growth.

Cash Flow Positive – properties that provide a positive cash flow when held.  Ideal for replacing your income and financial freedom.
